For the records I am enjoying the tedious nature of our tax system. The records for this project are a nightmare.

Never the less I was working on the taxes and was humored to note that we spent $892 in paint. This is pretty impressive considering that more than half the paint was mis-tints.

Hi friends, I am not sure that you know but we have purchased another great project. This one is a 1890's four square in Ashland. It has a Tonne of work to do, but should be great when finished. Amoung other things; roof, foundation, windows, interior, plumbing, electrical.. Anything other than burning it down and starting over, I am noy sure.

I want to thank all of you who have spent time visiting. I especially appreciate those friends and acquaintances of Victor Anderson who shared stories about life in the 50's and the former Governor.

I am glad to say that we have received and accepted an offer on the house which gets the job done. We are hoping to close around the 15th of June.

Thanks again for all the encouragement in this project. We have worked hard to breath new life into this house and I am really pleased with what we accomplished. This is a very usable and historically fascinating house and I think it will serve the new owners well.

Kitchen is done

We just finished the kitchen refurbishment. We replaced the cabinets and installed the upper cabinet closeout for additional space. It would be easy for a person to add doors on the uppers if a person desired.

We replaced the island top and painted interior. Looks good. Waiting for replacement doors on the island, they should be installed soon.

The new flooring is completed.

The kitchen in progress.

This photo is from the beginning of December. Chester installed all new cabinets above the stove/fridge area. The cabinets and their doors are finished now, just don't have a picture yet.

Remember the slanted/saggy stairs? These are now significantly beefed up, but we had to remove the carpet. New carpet coming for the stairs hallway and entire living room next week.

Kitchen before shots

The Kitchen remod is almost done, so I thought I'd better get on the posting of "before" shots.

It was this light aqua blue (maybe I should call it aquamarine?), and yellow

They started the tearout by removing the cupboards, which I thought were perfectly fine, but I guess weren't.

And ended removing a whole wall (to the left of this shot)

On that wall they removed was several layers.
The top was the yellow paint.

Under that was this blah wallpaper. (In the upper left corner).

Then this lovely set: the top wall paper, the border and the bottom was painted.

Then another layer of paint followed by some cloth wallpaper.

Then another wall paper.

And finally this really paper-y wallpaper with a tiny print. It's super thin and just breaks apart rather than tears off in any way.

It kind of makes me dread the walls in other rooms.

Exterior work almost done!

Finally, the exterior is painted!

We chose the color by mixing all the brownish exterior mis-tints that Sherwin Williams had.

A bit of red on the doors really warms things up.

We still need to scrape off the windows.

Work on the interior is in full swing. Look for pics tomorrow (or sometime soon)!

Progress thus far

The first few days really made the house uglier.
We replaced wood rot around the doors and trim. Remember this detail at the top of the house?

Now it's an octagon. And the whole house underwent vigorous power washing in preparation for paint.

We replaced some of the porch supports, so now the back porch is level again.

You can see that some of the new trim is already painted. Today was supposed to be the big painting day, but it's rained all day here. I'm praying that it didn't rain so much there.

The repair on the broken beam has begun, but there's no pictures, since it's a really tight spot, and Chester didn't want to ruin the camera by crawling around under there with it. (And, no, we're not painting the house green. It's just the lighting at night.

Interior

Okay, here's ye old tour of the house interior. It's a bit confusing, so here's a bit of a floorplan. Notice that the exterior wall is stepped. There's also four external doors. One goes into the living room, one into the grand entryway, one into the kitchen and one into the pantry. The ones into the grand entry and kitchen have large porches.

What I'm calling the grand entry way is green and has real wood parkay floors that must be ancient, but are in pretty good shape. The green was painted over wallpaper, which we're removing, and we'll refinish the floor to make it really a grand entry.

The kitchen is a lovely shade of turquoise with yellow walls. While it's not totally awful, it does seem a bit polarizing. We'll be painting it and replacing the turquoise countertops.

The den on the main floor was probably originally a dining room? I can't quite figure it out. It's been partially re-wired. There's original 2-prong outlets, and several new grounded outlets that leads me to think this was the office to the most recent residents.

The living room is quite large -- pretty much the entire "front" of the house (the widest part). It contains not only a radiator, but a fire place. Yep, this house is old -- radiant heat. The living room carpet is ugly too. I'm pretty sure we'll replace it, all the way up the stairs. That won't be cheap.

On the west end of the living room are the stairs up.

The structural issues of the house are most visible in the entry way (where there's a nice large dip in the floor that lines up with the edge of the staircase) and the stairs. See it?

Inspection into the very tiny crawl space (less than 18 inches tall) reveals a cracked beam, that allows several bowed joists above it. We'll have to replace or (probably)sister that beam. It promises to be great fun. It's likely we'll buy a steel one, and jack up the house with it. But the crawl space isn't big enough (height wise) to fit a normal house jack. Suggestions, anyone?

It's pretty interesting to walk in the house -- almost like walking in a ship, the floor has plenty of unpredictable small waves that are more pronounced when you go upstairs. A new beam and the structural security will go a long ways toward making this house re-sellable. The actual structure is amazingly square considering the beam -- the foundation is in great shape.

Upstairs there's three bedrooms and a bathroom. The bedrooms are quite large, with big closets too, and nice wooden floors.

And the bathroom is huge, with a separate tub and shower.

One of the rooms has this horrid wallpaper that is unfortunately in really good condition. We'll probably rip it out anyway. And the carpeted hallway will be ripped up, and probably re-carpeted with whatever we put in the livingroom.

So there you have it. We've begun work, but forgot the camera the past two days (don't worry. It's all been rot removal and paint prep). Progress pics will likely come on Monday.
